Taking deposits for bars now

We are building a next generation beer bar complex at the entrance to Myth Night on Soi Made in Thailand.

 

There are a total of 12 bars available to lease from November 2025 onwards.

The Opportunity

Myth Night is arguably the most popular beer bar complex in Pattaya. We aim to create a slightly higher end more comfortable set of bars right on its doorstep.

Customers go to these beer bars for reasonably priced drinks and to find fun companions. They provide a value for money alternative to all of the other late night options.

Every customer we have spoken to wants the comfort of air conditioning. They don't want noisy live music when trying to chat to their date.

If the beer prices are reasonable and the ladies are plentiful they will be more than willing to move to this location for the benefit of sitting in a cool bar.

We will assemble 12 passionate bar owners who are invested in marketing and recruiting. Then we will create the next nightlife hotspot in central Pattaya.

 

Select Your Bar

We already have a couple of bar owners onboard.

Maggie Mays will run Bar 10 and we'll do our best to fill it with a bunch of fun girls

The girls from Angels and Monsters have agreed to take one of the front bars. They want a pole for dangerous acrobatic dancing.

That leaves 2 bars at the front, 6 in the middle and 2 at the back.

The bars at the front and middle are probably better suited to girly bars. Whereas the larger units at the back could be sports or whatever your concept is.

Customers can walk the horseshoe pathway until their eyes catch someone they fancy a drink with.

What's included?

We'll provide the following as part of the take-over cost:

  • A beautiful looking glowing bar counter

  • A sink with running water

  • A bottle fridge

  • A digital mixer and 2 directional sound speakers

  • Your own mini electrical distribution board with meter

  • Your own water supply and drainage with stop-cock

  • 10 bar stools

Your bar will benefit from the bar complex air conditioning and lighting.

Customisations should be made at your own expense with examples being:
 

  • Branding and signage in the bar

  • Branded bar runners, coasters and beer coolers

  • Additional seating and tables

  • A pool table if required

  • Extra TV's if required

  • Extra lighting if required

  • Your own CCTV

  • Your own POS system

For the front bars we will also provide a stage and dancing poles if required.

We can assist with suppliers that you can work with directly for all of the above.

The Cost

3 year leases on all bars (with a 3 year extension option)

Additional costs:-

5000b per month common fee to cover toilets, security and maintenance of the shared services like air-con.

A share of the common electric plus your electric and water on your own meter at PEA rate.

 

Directional Sound

For the sound setup we'll install speakers that provide independent directional sound into your bar.

A digital mixer will be provided with the first input being linked to our virtual dj playlist source playing 60's, 70's and 80's pop and rock.

You can optionally switch sound source on this and plug in your own feed. Switch to your own genre of music or perhaps to play a sports game or happy birthday tune.

 

We anticipate most bars to simply play the music provided from our central source. But have no problem if you want to play your own sound in your own bar instead.​​

Our Network

We plan to promote all bars through the GentsClubs.com marketing channels.

This includes the customers staying at the resort in Jomtien and the upcoming hotel in Central Pattaya.
 Plus the tens of thousands of customers who visit our other bars every month.

We'll run regular bar crawls taking customers from our other venues into the beer garden.

Every party and special offer from any bar will get promoted in our Discord server to almost 10,000 members. Along with any daily lineup pics of the girls that cashiers send us.

Help (if it is wanted)

A rising tide floats all boats.

We aim to be the first beer bar complex that actively helps the bar owners renting the bars.

​From advice about where to get the best deals. To helping with recruitment strategies and financial models.

We'd be happy to sit down and go through every detail and help solve problems together.

Of course this is all entirely optional and some may want to be left alone which we would totally respect.

Independence

Nobody wants to buy a bar and be told what to do. You may as well buy a Subway franchise.

You should set your bar up how you want. Buy alcohol from whoever you want. Build your dream concept, brand it and market it however you think best. Set any prices you want no matter how low or high. It's your baby.

Want poles? Install poles. Want 15 TV's to watch every sports game playing? Get them installed. 

You have full creative control over your bar. 

Financials

Two months deposit is taken on signing. Then a staggered payment plan for the bar up to the opening day for the take-over when the remainder is paid. Plus the rent 1 month in advance on the opening day.

For example for a bar in the middle with 50,000b rent and 500,000b take over the payments would be:

  • 100,000b on signing (the 2 months refundable deposit)

  • 100,000b on the 1st of August

  • 100,000b on the 1st of September

  • 100,000b on the 1st of October

  • 200,000b on the 1st of November (Opening Day)

  • 50,000b on the 1st of November for rent

Total cost 650,000b which includes 2 months deposit and 1 month rent in advance.

 

Then going forwards the monthly payments from December 1st would be:

 

  • 50,000b rent

  • 5,000b common service charge (security, maintenance)

  • Split of common electric (air con, lights) est. 5000b

  • Your bar water and electric at cost (PEA rate) est. 2000b

Total monthly cost estimated to be around 62,000b for rent, service charge and utilities.

 

If you decide to sell your bar before the final payment for take over is paid on the 1st November then the change of contract name is free.

If you want to sell your bar after November 1st then there is a 100,000b transfer fee and we would issue a new contract for a new 3 + 3 year lease.​

Licenses

We'll provide you with all of the documents required to license your bar. Each bar will require an entertainment license which legally entitles you to open until 4am

You can also sell food in your bar if you buy a food license. These are approximately 2000b per year.

As with the electric and water the beer garden does not consider licenses a source for revenue generation. You just need to pay the relevant government license department directly and we will assist you with the process.
